How Much Does a Shed Gym Cost in the UK?

When I decided to build a gym in my garden, my original budget was around £8,000 for the whole thing.

By the time the basic structure and electrics were finished, I was already roughly £7,000 in.

I hadn't bought the exciting equipment yet.

That taught me something important about shed gyms:

The gym equipment is often the easy bit to budget for. The building is where the surprises live.

And if you're currently searching for “shed gym cost UK”, there is another problem.

You're probably comparing completely different things.

One website might quote a few thousand pounds for a timber shell.

Another might quote £20,000+ for a fully insulated, plastered, wired, installed garden room.

Both can technically call themselves garden gyms, but they aren't the same product.

Current UK estimates reflect that enormous spread. A basic shed-style gym can start around £5,000–£10,000, while current guides put many properly insulated garden gyms around £12,000–£28,000. Premium turnkey builds can go much higher, particularly in London and the South East.

So here's how I'd actually budget one.

The first question: are you building a shed with gym equipment, or a garden room that happens to be a gym?

Option 1: basic shed-style gym

Think:

  • timber shell

  • modest insulation or none

  • basic electrics

  • rubber flooring

  • functional rather than beautiful finish

This can be excellent value.

It can also be freezing in January and roasting in July if you don't plan it properly.

Option 2: insulated year-round garden gym

Think:

  • proper insulated wall, roof and floor build-up

  • stronger base

  • double glazing

  • finished interior

  • heating

  • properly planned ventilation

  • dedicated electrics

  • better weatherproofing

This costs materially more but is far closer to adding another usable room to your property.

Option 3: premium turnkey garden room

At this point you're buying something closer to a small extension.

Current professionally installed garden-room pricing often moves well into five figures. Checkatrade's 2026 guide, for example, says simple self-assembly garden rooms can start around £2,500, while much larger high-spec cabins can reach £15,000–£30,000. Other current garden-gym specialists quote higher still for fully installed year-round builds.

That's why comparing the headline number is dangerous.

Ask what's actually included.

My own shed gym: where the money went

My building is 6m wide by 3m deep overall, but part of it is partitioned as a normal shed.

The actual gym space is roughly 4m × 3m — 12 square metres.

When I built it, I made several upgrades specifically because it was going to contain gym equipment:

  • additional floor joists

  • upgraded EPDM roofing

  • additional rear height

  • substantial electrical work

  • gym-specific floor build-up

The shell, base and structural work got me to roughly £5,000.

I'd allowed roughly £1,000 for electrics.

That became closer to £2,000 once the real job was specified: armoured cable, a suitable consumer-unit setup, multiple sockets, lighting and enough capacity for everything I wanted to run.

That was a personal build rather than a market benchmark, but the lesson still applies:

Don't build your budget around the advertised shed price. Build it around the completed, usable room.

1. Decide your internal dimensions before you request quotes

Do not begin with:

“A 3m × 3m shed should be enough.”

Begin with:

“What movements must I be able to perform inside it?”

A rack footprint only tells you how much floor the rack occupies. It does not tell you how much room the rack needs to function.

A normal Olympic bar is around 2.2m long. You need space beside it to:

  • load plates

  • unload plates

  • move around the rack

  • use spotters

  • position a bench

  • remove attachments

A bench needs room in front of and behind it and dumbbell work needs enough clearance to safely put weights down.

2. Ceiling height may matter more than floor area

This is the mistake I'd worry about most in a garden gym. My building uses a pent roof and I paid to increase the rear height. I'm extremely glad I did.

Even then, once you account for:

  • floor build-up

  • ceiling finish

  • lights

  • rack height

clearance disappears surprisingly quickly.

My current REP setup uses 80-inch uprights because the 93-inch option is too tall for the space.

That works, but it brings compromises. Pull-ups require bent legs, some lat-pulldown attachments restrict the available stretch and overhead pressing has to be considered around the roof structure.

If I were starting from scratch, I would prioritise useful internal height much earlier.

Check planning rules before assuming you can just build higher

For houses in England, outbuildings can often fall under permitted development, but there are limits. Current Planning Portal guidance includes a maximum 2.5m overall height where the outbuilding is within two metres of a boundary. Elsewhere, the limits can be up to 4m for a dual-pitched roof or 3m for other roof types, subject to the other conditions.

That is not personalised planning advice.

Listed buildings, designated land, flats/maisonettes and other circumstances can change the rules, and Scotland, Wales and Northern Ireland have their own regimes.

Check your local authority before finalising the building.

But do it before buying a 93-inch rack.

3. The floor is carrying much more than your deadlift

When people think about gym flooring, they often think:

“How much weight will I drop?”

That's only part of it. Your floor may permanently support:

  • a 150kg+ rack

  • several hundred kilograms of plates

  • dumbbells

  • cable stacks

  • cardio machines

  • a heavy bench

  • you

Potentially concentrated into a relatively small number of contact points.

My own timber floor was reinforced before I added the equipment. Above that I used a timber floor, approximately 18mm OSB and then rubber gym tiles.

I'm much happier overbuilding this layer than trying to correct a flexing floor afterwards. If you're buying a garden room from a company, don't simply tell them:

“It will be a gym.”

Tell them what will actually be sitting on the floor, as people have different expectations of what a “home gym” means.

Ask what load the floor system is designed to carry and whether they need to change the joists, supports or foundation specification.

4. Electrics: the classic hidden cost

The eventual job can involve:

  • armoured cable from the house

  • trenching or routing

  • a consumer unit

  • multiple socket circuits

  • internal and external lighting

  • heating

  • television

  • fans

  • dehumidifier

  • cardio equipment

  • future capacity

My electrical work roughly doubled the amount I'd originally budgeted.

The sensible approach is to specify the finished gym, not just the room you're building today. If you might eventually install:

  • an electric heater

  • treadmill

  • air conditioning

  • sauna

  • powered gym equipment

tell your electrician during the design stage.

Adding spare electrical capacity during the build is usually less painful than discovering later that the supply was designed around four LED lights and a television.

5. Insulation is not just about being warm

One of my biggest mistakes was not insulating the gym as much as I would if I built it again. I originally liked the slightly rustic shed feel, and I still do.

What I like less is pre-heating a cold timber box in winter.. More importantly, insulation also helps control temperature swings.

That's relevant because condensation forms when moist air encounters sufficiently cold surfaces. For a gym full of steel, that's significant. The insulation conversation therefore isn't just:

“Will I be warm?”

It's also:

“Can I keep the environment relatively stable all year?”

If you're paying for a new building rather than adapting an existing shed, this is something I'd spend on at the beginning.

6. Don't forget ventilation and moisture control

A small gym can get humid quickly, and you are literally adding moisture to the room by breathing and sweating.

Then you may leave behind damp towels, knee sleeves, shoes.

Combine that with a cold metal bar, temperature changes and a poorly ventilated building and you have the conditions for condensation and rust.

At minimum I would design around:

  • controllable ventilation

  • a cheap digital hygrometer

  • dehumidification if the environment needs it

  • sensible heating

  • the ability to inspect underneath rubber flooring

7. Gym flooring: don't blindly tape everything down

Rubber flooring is one of the best investments you can make, but please think about what sits underneath it.

Rubber is relatively resistant to water vapour. If moisture is coming through a concrete slab or collecting in a timber floor and has nowhere to escape, the upper surface can look perfect while the underside is damp.

In my own gym I intentionally want to retain the ability to inspect underneath the floor. Many Youtube channels will tell you to use horse-stall mats, and tape them down. But that removes the ability to check the status underneath them.

If you're building on a new slab, timber base or other system, ask the builder how moisture is controlled through the complete floor build-up.

8. Budget equipment separately from the building

You can build a £20,000 garden room and put £1,000 of equipment inside it. Or build a £6,000 structure and eventually fill it with £15,000 of equipment.

They are separate decisions.

For the building, budget:

  • foundations/base

  • structure

  • roof

  • windows and doors

  • reinforcement

  • insulation

  • electrics

  • heating/ventilation

  • flooring

  • decoration/finish

Then build an equipment budget.

That stops the rack you really want from competing with an unexpected £1,500 electrical bill.

An illustrative 4m × 3m budget

There is no honest universal price for a 12m² shed gym (i.e. my gym) in 2026 because specifications vary wildly.

Current market guides put basic shed-style gyms around the high four figures, properly insulated garden gyms commonly into five figures, and premium turnkey rooms much higher again.

So instead of promising you can build “the perfect 4 × 3 gym for £8,000”, I'd use three tiers:

Budget build

Prioritise:

  • structurally suitable shell

  • sound base

  • enough internal height

  • safe electrics

  • rubber flooring

Accept:

  • basic internal finish

  • less glazing

  • simple heating

  • DIY elements

  • equipment added gradually

Sensible year-round build

Add:

  • proper wall/roof/floor insulation

  • improved glazing

  • better ventilation

  • more extensive electrics

  • internal finishing

  • controlled heating/dehumidification

This is probably the sweet spot for somebody who knows they will train at home for years.

Premium garden gym

Add:

  • turnkey installation

  • premium cladding

  • extensive glazing

  • integrated climate control

  • specialist flooring

  • bespoke lighting

  • fitted storage

  • premium finishes

Does a shed gym need planning permission?

Often not, but don't assume.

In England, qualifying outbuildings can fall under permitted development rights. The Planning Portal currently lists conditions covering location, overall height, eaves height and the proportion of land covered. A structure within two metres of a boundary is subject to a 2.5m maximum height under those rules.

You also need to distinguish planning permission from Building Regulations.

For detached outbuildings in England, Building Regulations approval will not normally be required where the floor area is below 15m² and there is no sleeping accommodation. Between 15m² and 30m², exemptions can still apply if conditions concerning boundaries and non-combustible construction are met.

Again: get project-specific advice.

Your council doesn't care that YouTube told you it was fine.

My shed gym quote checklist

Before accepting a quote, I'd now ask:

  1. What are the internal, not external, finished dimensions?

  2. What is the minimum internal ceiling height after flooring and ceiling finish?

  3. What floor load is the structure designed for?

  4. Is additional reinforcement needed for racks and weight stacks?

  5. What type of base/foundation is included?

  6. Are walls, roof and floor insulated?

  7. How is moisture controlled through the floor build-up?

  8. Is ventilation included?

  9. What exactly is included in the electrical quote?

  10. Is the final mains connection included?

  11. What roof material is being used?

  12. Are gutters/drainage included?

  13. Is painting/internal finishing included?

  14. Does the quote include VAT?

  15. Is the building specification compliant with the planning/building-control route you're relying on?

  16. Where will a 2.2m barbell actually be loaded?

  17. Can your tallest rack, pull-up movement and overhead press fit once the gym is finished?

That last group is why I'd involve the equipment plan before the building is finalised.

The biggest lesson from building mine

If I had to choose between an extra £1,000 of gym equipment and an extra £1,000 spent getting the structure right

I'd spend it on the structure.

Equipment can change and your training will change. Brands will launch better racks. You can sell a bench.

What you cannot easily do is make a finished building 300mm taller or a metre wider.

So if you're planning a shed gym, obsess over the boring stuff first:

space, height, structure, electrics, insulation and moisture.

Then have fun filling it.

I know, I know. It’s boring. You want to buy the fun stuff and get jacked. But, please - trust me on this.

FAQs

Is a shed strong enough for a home gym?

Some are; some aren't. The structure needs to be assessed based on the floor construction, supports and loads you intend to place inside it. Heavy racks, plates and machines create substantial permanent loads even if you never drop a weight.

What size shed do I need for a home gym?

A 3m × 3m room can work for a compact setup. My own gym is roughly 4m × 3m and supports a substantial range of strength training, but layout becomes extremely important. Measure the operating space of equipment, not just its stated footprint.

Anything smaller than a 3 × 3m room needs serious thought and compromises, such as 5ft or 6ft barbells, squat stands over power racks, etc.

Should a shed gym be insulated?

If you're building from scratch and intend to use it year-round, I would. Insulation improves comfort but can also reduce extreme surface-temperature swings, which are relevant to condensation control.

How high should a shed gym be?

As high as your site and planning route sensibly allow. Work backwards from your height, overhead pressing, pull-ups and the rack/cable machine you want. Remember that floor and ceiling finishes reduce the usable dimension.

Is a shed gym worth it?

If it materially increases how often you train and you'll use it for years, it can be. But don't justify it purely by comparing the build cost against a £30 monthly gym membership. You're also buying convenience, a dedicated space and potentially an improvement to the property - and taking on maintenance and capital cost.
